The
former First Interstate Plaza and later Wells Fargo Plaza, (pictured at the right) located at
401 B Street in downtown San Diego is a prime example of a property benefiting from
excellence in property and asset management services. During it's first three years,
in a period of rising, but still somewhat low occupancy, the owner paid a significant
share of the operating expenses without the ability to pass these expenses through to the
tenants. Our first order of business was to achieve a reduction in property taxes, a
$200,000 a year savings! In addition, attention to engineering efficiencies and peak
electrical demand, resulted in significant decreases in electrical consumption and demand
charges, the savings of which were of direct benefit to the owners.
